IMHO traditionally this would be the time to head for the exit and let the fools fall in the pit if you follow the contrarians. 

For example, investors can check the Bureau of Labor Statistics website to see whether the local unemployment rate is decreasing, which could suggest a smaller chance of renters falling behind on their payments.In addition, the National Association of Realtors' website provides quarterly updates on median home-sale prices in many metro areas.

Prices are highest during Jan/Feb and lowest in the fall/winter. 

When a deal falls in your lap....go for it!

Letting them know that you will work with them but as things get deep into fall, it gets to be a bit more challenging to rent units.

We each did one separately this last fall and those worked out well.

Only thing we are lacking is silent investors.

I just sent him a friendly email to remind him and told him I expected at least a full refund if this deal falls through now.

They depreciate and eventually fall apart.  

It’s amazing how many pieces of candy fall in your lap when you are running around like a madman bashing every piñata in sight.
