So I am fairly new to this and currently only have 1 rental house.

these are cash and carry deals as noted above.. thats the exciting part of this.. those with true unsecured cash are the only one's who can play.. so it keeps the no money crowd and wholesalers at bay.. if your going to do this you need to find the rich uncle with the cash in the bank... you pay cash get your deed then take to a HML who will back fill your deal and you do it all again.

There are Aton If factors that can come into play though.

Were they all fairly in the same ballpark or was there a big difference?

I get a kick out of some of the adds, they want you to have all your own tools and equipment, truck, IPhone, insurance, contractors license and knowledge but unwilling to pay a fair wage.   

But fixing this yourself would be fairly easy.

Be reasonable, communicate clearly but firmly and above all be fair.

A smart real estate play will always out perform what you are gaining on your retirement plan even after penalty and tax.

Fair warning here - typically, you will get young professionals as roommates in this situation, but the numbers typically do work better than the multifamily properties. 

Real estate sales is like any sales: your reputation will play a huge factor, which in turn becomes a word of mouth situation.
