There are no decisions for them to make.If Ralph is correct that you are the buyers agent, and the buyer made you aware they could not get financing before the loan commitment deadline, but you failed to formally and correctly terminate the contract then I think you personally are on the hook for the buyer's earnest money.

What do you all feel that a good price for a HVAC unit to be.The house had been used as sort of a club for the neighborhood kids until I started rehabbing it and the unit was supposed to be included in the contractors plans, but was not specifically listed.It is a good company, but I failed to notice that it was not specifically included in the quote, even though we discussed it.
