All payments of been made on time.I need to get a mortgage to wrap up the purchase by November  If I dont, I can extend the terms for another year with another $20K payment ( which I will be able to make ), and the purchase price goes up 1/2 % a month for that additional 12 months.

I took advantage of the 30% (at the time) solar investment tax credit (currently 26% until 2022, thanks to the outgoing president who extended it twice during his 4 year term once right when he got in and again right before he got out, but I digress).

This might help: 1)  Seller (Rightful Heir) and I agreed, signed PSA, opened Title/Escrow: 10/20202) Addendum to extend closing date:  11/6/2020 to 12/30/203) Court Appointed PR: 12/9/2020   which put a hold on the above PSA already in progress.4) I recorded "Memorandum of Agreement" (which an Attorney did for me) 12/2020* Yes, I agree with you, :) I am walking away from this.

Study study study on deals, it sounds like you may have a deal but yes the 10 years vacant is a huge red flag (buildings in this area for example have iron pipes that collapse when the units go vacant for extended periods and cost tens of thousands just for that, do a sewer scope test as part of your inspection!!!)
