You can always double close though, so it doesn't change much. 

It usually comes from the seller (although this may be changing in the future).

@Alicia Evans let me know if you ever want to private lend on flips for me down here in Texas :)I am working toward completely eliminating using Hard Money and only doing Private money.

FYI, changing from passive to active actviity, you won't be able to take those passive carryforward losses, until you go back to passive or sell all activities related to the losses.

To be honest, on over 100 building permits last year in the City of Chicago, with many of them having some form of enclosed porch, I think only 2 were ever mentioned by the Department of Zoning where they brought it up as a "Concern" which led us on a wild goose chase of finding and sharing information, overally causing unnecessary delay to the permit review process and eventually coming to a close (some positive, some negative).
