In terms of what the provider sells the “new” TK homes for normally, these “used” TK homes are discounted to reflect the fact that they’re older, have slightly more wear on the components, etc.

I also live in Mission Viejo, and run an environmental consulting corporation.  1) There are no mold laws or regulations in California, but that does not mean owners and managers have no liability.2)  Calling the insurance company is a terrible first move.

Comps generally have to be adjusted; sq ft, lot desirability, location desirability, number of garage/carport spaces, updated verses not updated, age of appliances  and major components, etc.
