Be mindful of title seasoning issues specific to the lender you work with; a majority of conventional lenders require 12 months, but there are a handful of cos. that offer <12 months/< 6 months/no title seasoning to address this component of your plan.

it matters what type of business in you're in, what business entity will be most effective for you (taxes) and which will provide you with the greatest protections (assets).having said that - don't get caught up in all the craziness of the ultimate buzz word in rei - "asset protection".a business has to have a plan.

So I thought since I got such a great response from my absentee mailer experiment (66% on 50 letters) I would try mailing people about buying via wholesaling.I went through the assesors website and just searched "LLC" and "INC" under owner name, and kept all the addresses in my contacts of people holding two or more SFHs or duplexes.
