I can't just drive over. :)

Driving for dollars and I spoke many time with the owners until they saw in me someone who was trying to help them out of a money pit.

I found the property by driving for dollars, using the Deal Machine app.

Some hard money lenders won't lend if they can't get access to the property, but others can do drive by appraisals and may not be concerned if there are people living in the property.

Gravel drive, concrete, blacktop?

Currently I use Google Drive to set up a folder specific to my current flip and all the receipts by taking a photo of them and upload those expenses  to that folder so I know exactly how much I’m spending which is fine.

It is a LONG drive but the information, the people and learning how to apply what's going on in a market that booming before ours has been invaluable. 

It's more of a retirement goal but gives us some flexibility and we have other assets focused on driving more income properties. :)

It's an easy 2.5 hour drive and is the perfect, relaxing getaway when life in LA gets too hectic.
