In the downtown area there is a double lot for sale next to our property. 2 old tiny homes on it, would have to be torn down. 610 or 612 17th Street.Usually there are a couple of lots for sale, but they are pricey, @ 450k I believe.

A double or simul close on a property doesn't involve an assignment and is typical in this situation.

If you assign, the buyer and probably the seller will know how much you're making (it's on the HUD) and if you double close, you can keep it a secret until the docs are filed publicly.Double closing will cost extra money, unless you pass those costs onto the buyer.

(This strategy is called "assigning" since you personally never close on the property)The formula most wholesalers (assignors) use isMax offer=After Repair Value (ARV) X 70% - repair costs - assignment fee.Some other strategies to read up on are Sub 2 (subject 2), wraparound mortgages, and true wholesaling with a double close.Good luck and keep reading and asking questions here on BP!
