Yea, they had a much more realistic schedule (every 3 or 6 months but I can’t remember).I suggested this aggressive schedule vs the op practicality doubling the rent yet wanting to keep the tenant.

In your OP you said you want to flip the second one too - that's where your scenario falls apart.

Luckily for OP, I can't imagine too many people wanting to add 2 ADU's. 

Based on your OP, an LLC for your rental does not make sense.

Ultimately what happens is the tenant is setting up a grow op or meth lab and the intent is to relax the landlord to the point that they do not properly monitor the property.

There is no way to tell from the OPs post whether there are other applicants ahead of him in line. 

For the OP  just stick to his guns if he wants  a certain buying metric nothing wrong with that.

I've always been intrigued by coin-op car washes for a side business after I met a guy who said the money was really good.

I think there are pretty big differences between coin op, automatic with no employees and employee driven washes.
