Built in 2021 in Houston tx with both sides rented for 3k total. during inspection noticed one side has pets while there was nothing on the lease. notified the owner, who notified tenants of violation and afterward refused to pay pet deposit or pet rent. seller is now thinking of eviction. tenants have no prior history of bad behavior when it comes to renting  as we move forward to closing what would

The county assessor says land value = $18,600I got an ACV policy from AllState with the following:Estimated Replace Cost (ERC) = $352,621Dwelling Protection = 175,000Deductuble = 1KSo assuming after renovations market value matches the dwelling protection of $175,000$175,000 - $18,600 (land value) = $156,400 (ACV)Subtract ACV from ERC: $352,621-$156,400 = $196,221 (amount of depreciation)196,221/352,621 = .556 (percentage of depreciation)Does that math look right?

I have a tab for each property.I keep a word doc for vendors with a table of contents with links to headings such a plumber, hvac etc.I get recommendations from my large local RE club whether I askednor someone else asked I keep this contact info for future reference.I have no need to pay for a service when I can easily and quickly manage with systems I have built using Microsoft office that I already have.Tenants pay rent via deposit, ACH Zelle or PayPal.
