Things always looks good when you do not have the experience to see the reality of what is being offered.I am telling you that I look at hundreds of properties a week for single NNN and multi NNN and my level of underwriting properties is a lot deeper than many buyers.

This puts me in a position to finally delve into real estate which I have been interested in since high school.

I haven't researched it much deeper than some superficial numbers since I don't currently have the capital yet to put into a project myself. 

My long-term plan is to continue building up my multi-unit residential real estate portfolio to grant me the opportunity to delve into commercial real estate investments and commercial development. 

Here is why I opted to not use turnkey companies to purchase any of my first 5 homes and instead used a RE agent or wholesaler:the MLS provides a much deeper population of potential homes.

the deeper discount you get on a property under FMV the better off you will be.  

The Feds have been hiking interest rates like to crazy to discourage people like me and you spending more and to save up since we will be digging deeper into our pockets if we continue with this lifestyle of extravaganza spending.
