I'm just over in Huntersville- I actually was just under contract on a house in Concord too but the inspection turned out more foundation damage than I wanted to deal with.

Definitely look behind the sheetrock to see what is there.You can use a 'see-snake' without much damage to the wall--about a 2" diameter hole.If you see the back of the other apartment's sheetrock, you've got a problem.

My contractor is sending me photos of the work almost daily revealing huge structural defects, damage from rot and termites, and he's telling me the inspector is telling him there are a ton of code violations that are going to add to the cost, for example the HVAC ducting needing to be totally redone.
