I'm just over in Huntersville- I actually was just under contract on a house in Concord too but the inspection turned out more foundation damage than I wanted to deal with. 

Definitely look behind the sheetrock to see what is there.You can use a 'see-snake' without much damage to the wall--about a 2" diameter hole.If you see the back of the other apartment's sheetrock, you've got a problem.  

One thing that I would look into is adding a bonus/damage plan.

We have found that property damage is common and tends to be expensive.

I am “guessing” (haven’t seen the actual damage) that repairs would cost around $5k to one of the trailers.

I can say this is far more damaging on the travel/STR rental category than 9/11 was. 

My contractor is sending me photos of the work almost daily revealing huge structural defects, damage from rot and termites, and he's telling me the inspector is telling him there are a ton of code violations that are going to add to the cost, for example the HVAC ducting needing to be totally redone. 

I shopped, I ate, I walked, I rode on the back of local motorcycle taxis, in community van transportation with no doors or air conditioning, etc.

It is possible that, for example, 'substantial damage to property' would present a compelling reason which the District Court might deem sufficient.
