Crap!

None of that "match your neighbors junky place" or "don't overdo your place for the area" crap for me. 

If you are going to deal with the crap, you should get the extra 10% income each month!

You want to leave on good terms to have the reference.The guy may talk like a hard-*** but most landlords don't want to waste their time dealing with crap like this.

I give them a roof over their head and a warm place to crap . .. and to be frank , That’s more than what half of them deserve so I’m doing my part to make the world a better place 

They won't do market turn in offers and rounds of bidding crap.

SwannyThis right here above is brilliant.. if you cut through a lot of crap and stop wasting time, this is as concise advice i've seen on here in long time. 

It sounds like you or the PM were taking shortcuts and doing crap repairs - or no repairs at all - and that's only going to attract more bad renters.In the meantime, start looking for a good PM.
