It's about building a consistent brand and presence in the community. 

For a 2/1, I received these quotes with permits 14k electric,  8k furnace/duct, 2k central air, 2.5k floors sanding/ synteko, 10k bath,  12k kitchen, $30/$50 sheet of drywall,  3k paint,  roof was about 7k, demo 3k, concrete demo/new $12 s/f, windows $250/$400 depends on brand, then GC fees,  etc. 

I am looking to buy a couple of empty lots off the Garden District and put some small (1300 sq ft) houses on the lots.

I’m a week or two out from starting demo and site prep for a brand new double wide.

I purchased a couple rental properties on 80/10/10’s in 2007/2008, but I had a plan to pay down the 10% variable second mortgage.

@Stephen Neto I had a similar situation when I began a couple years ago, almost half of the tenants in a 9 unit were not paying and giving me excuses on why they couldn’t pay their rent.

My first investment cost me $6,500 to buy and then $10,000 in repairs in the first three months (I got half of it back from insurance but it took a couple months).

As I begin looking to retire from active duty in the next couple years and transition to the civilian sector, I see real estate playing a big role in my family's future. 

This stuff is probably simple once you’ve done it a couple times, but asking questions really helps shortcut the research into what is normal!
