Research the population and make sure people are coming in and not leaving.

The tenant has agreed to leave and has signed documents stating they are leaving on Sept 10th.

I also noticed a lot of homes that seemed like the owner isn't taking care of the place and thought maybe I should leave a letter in their box to see if they'll call me.

@Wayne Brooks Thats right...there concern is the validity of sale and proper notices beforw the sale..totally agree...I will try because the seller is willing to sign any document giving the buyer or the title company garantee if someone comes back and redeem the seller is willing to pay back the title cost and refund the buyer.@ Jay Hinrichs@Michael BiggsThank you guys for your input

The anticipated deal will have a mortgage for 20 years and want to make sure that if someone decides to leave the partnership that the finances of the property remain healthy. 

Not asking for answers, just food for thought: - what is my freedom number, meaning, how much do I need monthly / annually to leave my job and realize my dream of traveling?
