Try to seal the envelopes and see if the response rate picks up again. 10-15% call rate is good, it's pretty common that most of them are tire-kickers or calling to be removed from the list.

What about trim , wrapping the windows , caulk , any rotten wood , disposing of the old windows , thats an old house , there are probably lead paint issues ( need someone certified) Look at the whole picture , penny wise and dollar foolish is a common mistake .

As I mentioned in the intro have worked in my father's company the last few years, in this company we employ around 200 employees, some of them commute 1hr+ to get to work.Here's my planI sat down with the VP and President and told them about how my plan and presented them with this idea: see which long term employees are making a long commute and see how much they're paying for their current apartment (these are all laborers so 98% are renting and do not own a house) They would fill my two starting building with company employees and give them a better price than what they are currently paying and the company would make up the difference to me.I know that two challenges, among many, are filling vacancies and getting rent on time.

The inspection upon accepted offer is fairly common in the larger properties.All you can do is submit your offer based on a drive by and what the owner tells you.

Tami technically tenants are supposed to do lots of things in the lease or for common sense.Real world is they do not own it so will not take care of it.
