Just find the right balance of protection you're comfortable with.

Any portfolio lenders comfortable lending at 70% with half term IO, 25-30 amortization, and limited P&I/tax/insurance/replacement reserves would be right in their sweet spot. 

For me, I was too comfortable in my job, making decent money, good working hours and being in the medical field that has high demand i felt good.

As far as the drought, I was also quite concerned before moving here a couple years ago (didn't even want to move in fact), but I take some comfort in progress made in reducing water use in NV and beyond. 

While you are here, you can drive the neighborhoods, go out to eat at different locations, find where you are comfortable, and search for a property to buy in that neighborhood.

I’ve never dealt with M2M tenants and am not comfortable not having a signed lease agreement.

Some people want to wait things out and I think it's always best for each individual to make the decisions they feel most comfortable with. 

You have to look at the sponsor operator and assess your level of comfort investing with them versus the expected BUT NOT guaranteed returns.
