I worked as an MLO for a brokerage in OH before moving to CO and I learned the ins and outs of traditional lending which I found valuable.

There are a few factors to include, such as cost of setting up the LLC (I am in Colorado where it is cheap and easy) and asset protection.

Check with the city or county planning and zoning department to get an idea of what you can build and what is required for all approvals including site plan and building permits, proffers, water/sewer tap fees, bonding requirements, inspections and CO process and time frame for all approvals.You also need to check with the utility companies and get an idea of availability and cost estimates from them for water, sewer, power, gas, cable, installation and connection requirements, tap fees, hookup charges, transformer location and relocation, power line and power pole relocation issues.

Tread lightly my friend and try to turn over every stone, have a title co. do a search on the property few hundred bucks now could save you thousands in the long run. this person does not know the bank or how much is left on the loan, does not sound right.

One thing to note with FHA loans and co-signers is that on 1-2 unit homes the co-signer will not be required to live on the premise, but for some reason when you jump to 3-4 unit properties the FHA requires the co-signer to live on-site.
