There are a few things to keep in mind when purchasing a secondary home.

They need to speak with a lender who can pull their current entitlement charged for the current loan, and then they need to tell the lender what County they want to buy in and how much of a home and downpayment they plan to purchase.  

As far as purchasing leads, I don't know a reliable source. 

Demand has stayed consistent this year and end of year has been crazy busy with tax depreciation purchases or value add. 

I take it to mean you have someone willing to invest money into an entity you own as an unsecured note at 5% interest plus a cash flow participation on property you purchase?
