There is also a page they sign that says they are out in 24 hours if there is any drug activity, and another stating if they want to grow their own medical marijuana (legal here) then they have to get their own liability insurance.Things I added include that the tenant is responsible for replacing light bulbs within their unit, they are responsible for clogged drains and my use drano, replacing a missing smoke detector will be $50, no flushing things other than human waste and toilet paper- no flushable wipes specifically.

Now, just because they ask about things that you don't allow in your unit (grilling outside, smoking, etc.) doesn't mean they'll be a pain, use your judgement.

My lease states (removed the parts not at all applicable):Deductions:(a) damages to the Property, excluding normal wear and tear, and all reasonable costs associated to repair the Property;(b) costs for which Tenant is responsible to clean, deodorize, exterminate, and maintain the Property;(f) unpaid pet charges;(q) cost to restore walls, flooring, landscaping or any alteration to the Property not approved in writing by Landlord; and(r) damages to the Property caused by smoking, including but not limited to stains, burns, odors, and removal of debris.Here's a photo of one of the door frames, for example.
