But there is a overflow drain built into most tubs and if working properly should prevent overflows.

No, not everybody understands how to do them properly.

They go there and ask them in the back room to run up their credit cards by calling companies and asking for credit limit increases etc.       

A property is not like a credit card where you can just abandon and the collectors will eventually stop contacting you. 

It is nice to have a debit card for any online payments.Our experience of late is that Fidelity and E*Trade are not opening accounts for IRA owned LLC entities. 

Well, if you don’t have a Lender Approved Contractor under contract for a price that falls within the appraisal, and they filled out the proper lender forms, you will Not be approved for the loan.....end of story.  

Make sure you have the tenants sign the proper legal documents turning over possession of the unit to you and that they hand you the keys before you give them the cash! 

They were not prepped and painted properly by the previous owner and they look awful.
