I fully own my townhome here in Las Vegas (valued at $400k+), wife and I would like to buy a larger home (around $600k).

I’m looking for guidance on what type of investment property I should be looking to buy, whether it be a multi-family, single family, or a house near the beach that can double as a beach house/student housing as there is a university nearby. 

I'm in Dallas area if you need some eyes in the location if you buy any properties round this area. 

After listening to the podcast for over a year and finally graduating from college with no debt, I think it is time to take my first step into buying my first property by the end of 2024!

This is out of my traditional buy box so any due diligence would be great. 

I am not looking to take equity out against my house, and my other 2 rental properties are already going through a cash out refinance to pay for renovations of a fixer upper that I am buying.

Now he is saying that it's a "second home" mortgage (higher interest rate) because she won't be living there (but if I buy in MD, we still have to pay the state transfer tax because I have owned in MD before.)

-People who bought at the height of the market in 2008 are actually doing better than anyone buying today assuming they kept the property.

The cost for material would be $15-20 on the low end and that would leave only $$25-30 to go to the store buy a door knob come back and install.
