I know that developers in the area have rezoned these kinds of plots and built apartment/office buildings and other commercial developments.I want to bring in an investor or developer to the deal who could provide the funds and knows the ins and outs of zoning.

THat's easier to do than you might think: there are 42,000 zip codes, so there are a few hundred thousand people who are "top 5" at any given zip code.Hats off to you for starting to connect with an agent, but I'd wait to buy anything for at least 6-12 months as you build market familiarity!

Furthermore, based on it's location alone, this property could be sold to a developer because of the unique zoning that has no limit to the building height built on the lot (!!!).
