We are just a little disappointed because the Listing Agent proudly displays all of the various accreditations, and this is a big name brokerage.Also, since the trust is broken with the sellers and Listing Agent, do we need to amend the sales contract and line item all major appliances, light fixtures, etc..This is in The Woodlands, Texas…Thanks,Matt

FNMA REO 4plex.Previously owner completely vandalized all four units, removed all wirings, copper pipes, broken off cast iron drains, all windows, mirrors, tiled surfaces destroyed.Interesting that the original owner actually owned two buildings, both 4plexes, next to each other, let's call them building A and building B.Building A was listed with one realtor, at a reasonable price.

Louis and Kansas City folks, as I know those markets are popular with the cash flow folks.It would be awesome to see these projections broken down to best/worst appreciation markets and best/worst cash flow markets.Another thing we should remember is each market has submarkets that do better and worse.

@Michael Swan  sounds like you have a plan... what most west coast folks just need to be cognizant of is mid west rentals are NOT west coast.. and one can get sucked into thinking a 10 cap is as easy to run as your 4 cap .. and many have broken their picks and come home with their tails between their legs.. one must be very careful picking MF in those markets... of course there are great properties but there are areas an properties that are simply almost impossible to make work and they are constantly changing hands once the owner figures out rents are near impossble to collect on a consisitant basis or that CAP EX murders them..
