i do too, and would likely evenmoreso if/when i were to go blind or something. but, dogs of any type, will still be dogs. dogs that can and do bark, bite, and last but not least, damage. and in my experience already so far i've seen lots of huge german sheperds and the like, confined to tiny inner city apartments in high rise buildings and the nearby parks littered with bits and bits of what each 'curb' day in and day out missed, which ads up to alot of stinky poop!

I think areas of high development Jobs , increased transportation, school systems are a great place to start as there will be increased demand for those properties as far as the property appraising for double that in a yr or 2 I don't know but it's possible with some rehabbing in a great area  boost curb appeal update kitchen add value

So from that perspective I suppose you could infer that it would make your rental look more appealing to that demographic, and if you ran the numbers it may even help your vacancy rate which in turn you could derive as a boost to ROI?
