Because I'm also new to this type of investment, I have minimal advice but in pricing you may consider not pricing rent on the high end as you may not get as many tenants to screen and may be left with a short list of not-so-preferred tenants.

This often happens to rentals to landlords who don't screen intensely and who don't check on their property often.Don't think that this is rare bad luck.

Also, for what it is worth, I used the tenant screening tool that is here on BP and it does a full screening, criminal history, credit check, past residence addresses,etc. for only $25.

Regarding the roommate situation, I would also request 1 point of contact for maintenance requests and rent payments.I have heard many stories where landlords/owners have taken properties off the market and tenant changes their mind and the landlord have to start from scratch in marketing and screening for a new tenant.
