File a Small Claims Court Action and go after your rent. 

You cannot rent to families with kids under 6 without a lead certificate on file with the state. 

I've love the  UX/UI and the most dumbfounding thing so far is that two different tenant and a vendor figured out how to file maintenance requests, accept work orders, and enter status updates WITH NO TRAINING FROM ME AT ALL! 

I discovered that the current owner has numerous complaints filed against him from tenants and it paints a vivid picture of him being a slumlord(numerous of post are saying don't do business with this guy!).
