Semi locally, in a worse location, I know of someone that has built around ten 2 bed 1 bath homes that were rented before they finished the build and have been since.

@Jingwen Dunford I hear you, I'd like to outsource landscaping for my rentals too but I have yet to find a cost effective option so I mow, trim and spray myself and keep the plants and flowers beds to a minimum lol.

What’s most important is picking comps that are similar (e.g. same beds/baths, sqft, renovations, recently sold, etc.).
