@Aidan Mulligan If I'm approaching closing on a property I immediately do a text blast to all of my current tenants that I have a new property coming available and I will pay they made $250 finders fee if they refer me to a possible tenant that takes it, with approved application of course.

@Daniel Hansen your approach will get you a long way and could help you to build a relationship with your managing broker that extends beyond being paid an hourly rate for your work.My suggestion would be to keep sourcing off market deals for you to work on together.
