Aquiring a raw land deal??

I've been trying to research raw land loans and from the (granted few) banks I've spoken to, they will not loan on raw land-they recommend getting a personal loan out at a ridiculous rate 10-15% interest (they didn't run my credit, it was just an estimate for a personal loan, but I have very good credit-around 760 I believe), to cover the land and then refinance to a construction loan once there is a well and septic as I understand...So was wondering what other options I had as far as financing and what others have used?

I researched the hot tub option.First I found out that the 98% of the competition didn't have them and may place already stays full without one.Second, I talked to some people that have them and they said they wish they didn't have one or didn't need one to be competitive.If you do you have you need to have a contract with a sauna company to do the maintenance to minimize your liability.I would the a pool would have the same issues applied to it.So if you don't need one of these to be competitive them skip the headache.
