The other side to that coin is that FSBO sellers will know the standard contract (they'll probably have printed up a few copies themselves) and if you come in with your own contract out of thin air, that looks nothing like theirs, they may be apprehensive and may even balk at you.

EXCEPT principle & interest on a mortgage if applicable.If the property rents for $3,000 a month... the 50% rule/guideline/thumb in the air guess says you'll have about $1,500 left after paying bills and setting aside for things like CAPEX.
