I would still  rather do what you're doing since you got rent coming in on the first day, my deals take about a year from the time I buy the land, design it , build it and rent it to 100% occupancy .. very slow going but it works.

By Chance, although there is an S-corp structure of Articles of Incorporation, bylaws, share designation to my brother and I, would the S-Corp structure have any bearing on the land being sold since the land is not part of the S-corp?

I’d be tempted to try and design an attractive feature on that exterior portion.
