The terms @ 6.75% and 30yr fixed are very good.I think the more pressing issue is the inadequate funds needed for proper repairs.I am a believer in creating a formula that works for you.

I know what quarks they have, what aspects they press on, and they know me, my work, and i get an easier time because they have that assurance, not to mention getting any kind of variance passed.

You'd be hard pressed to find an owner with half a brain that isn't glad they hung on. 

More emphasis is put on the cash flow, but you'll be hard pressed to find any financing over 85% loan to value.Appraisals cost significantly more, but there are options like no income verification if the debt service coverage ratio (DSCR) doesn't work.That should get you started.  

If the press for financials, simply say, "It was a good deal or I'm really happy with the results."
