I have spent the past months reading, learning, listening to podcasts, youtube channels. etc.. and definitely I know I want to do this, I want to start with something, so one day I can talk about my own rental portfolio.I have never bought a house before, so I still have that option to buy with a 3 or 3.5% down, but of course, my DTI is just too high...So... the question is...

That can be through YouTube videos, local REIA meetups, or listening to podcasts/reading books.

IM still learning about Real State by reading books, looking videos in youtube and all that!!

If you haven't done so already, start listening to podcasts, reading articles, reading books, watching youtube videos, etc.

While this is my first post, I've jumped into the podcasts with both feet and have listened to about 60 episodes in the past few months and subscribed to dozens of notable investors on YouTube. 

Unfortunately, the information I’ve been getting from YouTubers and other sources doesn’t seem realistic to my situation.For the sake of argument, let’s say that I’m able to pull $75K out of my house to buy a property here in Phoenix AZ where the market has skyrocketed.There are people saying that you shouldn’t use a HELOC as a down payment on a house, because then you will have to pay down the HELOC, your primary mortgage and the new investment property if you haven’t already found a tenant.Another option mentioned was to buy the house outright with the HELOC.
