I can tell you a short-term rental that is 5/2 and in the right area, would do amazing there! 

This is going to be a long-term rental and although I won't be living in it, I want my tenants to be safe and feel comfortable if I ever need to sell it so will be doing through extra diligence.

I would first start looking at the various strategies for saving massively on tax, mainly the short term rental loophole and real estate professional status and then decide if these strategies align with your goals.

It's a good term that you really can't explain any other way. 

At least half are not actually here to learn, they are here to get just any random person to validate their idea of success in the short-term.

I feel in this market it is difficult to get outsized returns (S&P seems very hot and might be hard to sustain 7%+ returns in long term.. but even if so, I’m risk adverse so would probably keep it my HYSA)I did run the numbers if I were to prepay $60,000 now and it appears the IRRs are lower (because of the higher cost basis).

I know a lot of people target the travel nurse demographic, but there are also a lot of patients that come for long-term treatments and need housing.Does anyone have experience catering to this demographic, and what are your thoughts on making the house ADA compliant? 

If you are not happy in your current role and/or company, there is no shame in pivoting your career into something that attracts you and positions you for long term growth.

Any advice on strategy for multifamily properties would be helpful in terms of narrowing them down, and areas in Michigan to look in.

Some are more friendly on terms and have more leeway.
