We use this for initial screening but it always works.Using 75% of ARV as a rule of thumb, you can't pay much more than about $637.5k for this property ($637.5+$150k)/$1.05M = 75%.

I wanted to start a discussion and get feedback from the Bigger Pockets community on what everyone is using for Tenant Screening. 

I've never had much trouble with tenants, once I have my units rehabbed and my tenants screened. 

The easiest and best way to handle the situation is to take applications and choose the best fit for your property based on your screening policies.

My focus is buy and hold.I study, read, and listen to podcasts and videos passionately( havent watched more than a few hours of tv since the day I began.I did get a real estate license and hung them with a broker, here in Atlanta.

So what if they have worse tenants... screen them better before hand.

In the future I would take a picture on your phone for a record or screen shot the computer showing you chose both contingencies.
