The 'clearance' above the ceiling is full of 1960's era powdered insulation so good luck pulling wire.They are using my tile guy & he is tearing out what's left of his hair trying to get work done & he's been there 3 weeks.

Similar thing for self-employed, 1099’s, or bonuses/commissions...you have to show track record over multiple years.

I was wondering if anyone could point in the directions of book(s), website(s) (beside just BP) or other resources where I can learn the art of structuring deals.I really want to learn two sides to structuring deals:1) Investors: How to learn the various ways to structure real estate days that will capture a potential investors interest. 2) Purchasing: How to learn the various ways to structure real estate deals that i am interested in purchasing but learning how to put it together so its not just a win for myself and my investors but also the seller.

I just began a couple years ago but wish I could have started in my early 20's like you.

Once a year I get a call from a "concerned" neighbor about the "language" used by a tenant or contractor - usually complaining about "the F word" (why does no one call to complain about "the S word"??). 

Do you mind sharing the name/brand of the system(s) you use for video doorbell, smart thermostat, smart fire alarm, and 2 water leak sensors?

LOL.This is something I would recommend every REI do before they buy into a market for a rental(s):1 - Find out the day the court is doing evictions (usually it's an all day thing...and the same day(s) every week/month.2 - Clear your schedule for the day3 - Go to the court, bright and early that day4 - Bring a pad of paper and pen (remember how those worked...they still do), because most courts won't let you bring your tablet, laptop, phone...into court.5 - Sit in the middle of the room6 - Watch and listen7 - Take notes (see #4)8 - Learn.

So our lot(s) get too narrow quick with these setbacks which is why even though it’s a double lot, we will have to go with a single duplex.
