In my experiences I don't like online auction sites because some sites when they don't meet their desried price they can just cancel your bid then they'll usually put it up for bid again starting at your winning price which isnt cool. 2) yes the liens are usually wiped clean. 3) I go to courthouse auctions and only bid on properties that have open houses.

But above comment is probably right about tragedy of the commons effect on "everyone's laundry area" which can be a cleaning and utility cost issue and even vagrant or misuse issues..

We've got a pretty tight knit group of BPers that meet up regularly and bounce ideas off of each other, and share leads when we can.

At the last meeting one of the regulars introduced me to a friend that came to the meeting to wholesale a deal.  

After cleaning/repairs are done, I send any remaining funds to the tenant with an itemized list of charges.

Half the time appointments never show, which is why I don't do them anymore - that, and I want showing units that are 10-20 minutes from my house to be on my convenience, since I work a "regular" job besides. 

There will also have to be seasonal maintenance activities such as cleaning of the gutters, emptying water out of the sprinkler systems, etc. to eliminate some of the weather related issues. 

Or, are painting, carpet replacement and professional cleaning regular costs that I should absorb after 10 years?
