*When you say that the owners want to "be done with it," I see that as a potential red flag. 

I'm hoping to network with seasoned individuals as well as mentors and other individuals with stories to teach myself and others of the pitfalls and red flags which although some is self explanatory and common sense, things can still be overlooked and your running like a dear in headlights.   

The property is a cute, historic home that is very outdated and needs some love (The front rocking chair porch is collapsing and the house hasn't been updated in a good 50 years!).

The red flag for me is the shot sale.

But ... who wants to rock the boat and put a spotlight on themselves?  

Hey, spammers found BP and deemed it worthy of their shadiness, that's like the internet's red badge or courage or something =) this is probably your reward for being #1 on amazon and itunes.

Chris Rock the comedian said it best:"I used to have horrible cars, because I never had money, so I'd always end up broken down on the highway.

This is pretty much a useless ploy.A loan modification has a big red blip on the radar screen of the lender or servicer, think of it as eyes in the sky watching over this problem loan.
