The goal is to try and do 2-3 of these projects/year. margins are too low. you need to work on finding land cheaper. look at 500 pieces of land and underwrite them and the exit. we did that for the last 8 months while we have broken ground on a few deals and we focus on where can I exit at the highest which tends to be urban core infill lots. we do this in Columbus Ohio and expanding to where I moved in miami soon. the margin you have is too low though for new construction. how many new builds do you have? 

So, now the family wants it done and is ready to move (was waiting on their property to sell). 

Depends on the market but if you are trying to market to vacationers or move upscale, then I think you need to offer a pool.

My PM put in a 60 day to vacate notice and the HUD tenant never moved out.

I decided to discontinue zBuyer as at least in the current market conditions in my area 95% were bored seniors looking to get their home value( tried some long term nurture's however when it came time to sell the kids stepped in with a "family" agent) and the other 5% were move up seller/buyers that simply could not afford to move up.

I say soft because it is subject to change once you order the appraisal and move forward with the UW process.
