I want to invest in other RE and I think I can make 15-20% ROI on those investments, which is much better then saving $100/month in MI.Also, the FHA gives me options if I actually needed the cash for something OR if I wanted to refinance down the road in 6-24 months maybe.And the MI is on the loan for the life, but it is always .85% of the PRINCIPLE, so when I only owe 1/4 of the loan the MI will be greatly reduce and effectively almost nothing the last few years of the loan.

So I came to an agreement with my first tenants I've had since purchasing a duplex one year ago that they would leave 2.5 months earlier than their lease expired.Too many problems to list but were basically too rude/loud and had to actually call the police several times to have them get the picture that they can't come back from the bar at 3 am and blast music, scream, and wrestle while I am trying to sleep below them.Anyways, the time has come and they will be leaving this Sunday, this is in Michigan BTW.
