The seminar re-lit the fire within me and discovered Bigger Pockets while seeking an alternative source of knowledge and encouragement.After jumping on one Brandon's seminars I was convinced this was the community for us.

Ill second what Shaun said, though it really depends on the lending institution.

It looks to me like the statute of limitations is 6 years, except that for cases where the defect is discovered at the end of the term, they add on 2 years to resolve the issue, which gives you the 8 year total statute of limitations.

Upon entering I discovered there to be a bed and some computers still connected.  

Sure enough, there was a blanket LOC this house was collateralizing, discovered only after ordering an in-depth title search (L&E report) for $80 from my title co.    

In my original post I simply asked if my home state of SC had any state specific exemptions in so far as the Safe Act was concerned...and it turns out they do.I finally got an answer directly from the staff attorney at the SC Board of Financial Institutions...

One thing I have discovered is all the agents I have talked to do not want to find you a tenant if they aren't also going to manage the property.

@Ned Carey is right on about a difference a block makes.About a month ago when I was in Baltimore to take a closer look at neighborhoods, I discovered what a difference a block or a cross street can make.I was staying (AirBnB) in a Union Square rowhouse on a lovely street and knew of another row how for sale, same street, one block over that was in my target price range.
