Look into Eastern NC - Wilson, Smithfield, Clayton, all excellent areas with growth and readily available renters!

If you don’t know Baltimore I wouldn’t invest there, a ton more risk than you think, I’d buy in Baltimore county it even the eastern shore, maybe you could look into canton or fells point, federal hill in Baltimore, but with property taxes I’m not necessarily sure it’s a better investment than the areas i mentioned above.

@Dylan Murray, I recommend you attend one of the many conferences that syndicators and coaches put on for investors, syndicators, and others. 

We have done a few good BRRRS this year as well and I will be at the conference. 

Attend (or better yet, start one) local investing meetups and REIA, and mix in a national conference once a year.5.

I figured going from Western WA to Eastern WA would be enough to see a higher ROI, but I'm definitely learning more and more as I go along.On a whim I ran some numbers for a duplex in Nashville.
