It’s a lot less hands off  Eh  dont agree with this statement   your only talking one aspect thats the tenant.. the other major issues with C and D class is  Theft and crime   baby daddys  drugs etc etc.

What I mean by that is that the IRS has the ability to audit your overall business and classify you a dealer if you are known to flip houses, or sell on contract or only hold rental property for a short period of time.

seller should talk to his attorney he goes from passive investor with ability to 1031  to a DEALER and highest tax bracket I bet once he figures that out being a partner wont be so attractive.depending on the scope of this project.. these are near impossible for those who do not have their own cash or very close friends relatives to participate to pull off.. just saying..

We tell them we specifically publish our criteria because we do not want people who don't meet it to apply.QUALIFIED APPLICANTS WILL- Have at least 3 times the rent in gross income and 2.5 times the rent in net income in verifiable, reliable income (exception Military with BAH or HUD voucher)- Have no more than 2 occupants/bedroom- Not owe any money to a previous landlord- Not have any recent evictions- Have no aggressive breed animal- Not have any unpaid utilities or car payments reported on the credit report or court records- Not have been convicted of any crimes against people or property- Not have been convicted of any drug manufacturing or distribution charges

My current tenants were charged with felony drug possession and since they reside in my condo and signed a Crime Free Housing Addendum, I need to finish their tenancy.Up until this recent event, and during the few years they lived at the condo, these tenants have been superb.
