I think its great that you are helping people rebuild their credit....but I would be careful mixing that with your business, other than some basic tips, referral to some resources and doing online payments that register with the credit bureau's.Just avoid being sucked into being some form of consultant that walks them through the process and responds to every question or concern they have...that's getting a little too personal to mix in with your business.

I would consult with a licensed agent or real estate attorney in your area to ensure you are protecting yourself sufficiently and maintaining both ethical and legal conduct

Most non-LLC custodians will require a 3rd party property manager as it suits their "intermediary processing" type of service better.There are different types of service providers, with different levels of consulting capacity.  

I'm sure there is case law but it likely won't be in your favor.I would consult with @Ronald Rhode to see if doing a Quiet Title and/or a Quit Claim Deed from the debtor will resolve the issue.

Sell him/her the leads. also, call your dept of RE in your state to check legalitiy issue or consult an RE attorney

Consult an attorney about Changing locks.

If you don't know consult a local property manager who knows their region and ask what they are seeing.
