As to the rate I don't know what the assessment is currently, @Steven Hamilton II just computed it above.If rates were that's what a 5yr CD was at that time I'd think you'd be safe as it would be above fed rate.And, that makes sense too. :)

@Joe Gore correct everyone buying at foreclosure auction buys in this manner why would a sale from a bank that just happens to be on MLS be any different.the local big players will be tough competition as they can afford a bummer or two

I think that's the conclusion I came to in actual the post, but I probably should have reworded the title.Either way, surrounding yourself with as many high integrity, high performance players is definitely the best way to succeed in real estate investing.
