As to the rate I don't know what the assessment is currently, @Steven Hamilton II just computed it above.If rates were that's what a 5yr CD was at that time I'd think you'd be safe as it would be above fed rate.And, that makes sense too. :)

@Joe Gore correct everyone buying at foreclosure auction buys in this manner why would a sale from a bank that just happens to be on MLS be any different.the local big players will be tough competition as they can afford a bummer or two

Joseph-I would suggest a couple things starting out.....first find out who the top 3 players are in your market and get to know them.

I completely agree, commercial investing is a world of it's own with it's own rules and players.

We only have 3 properties at this point (1 which we just got done rehabbing), so I am trying to find a product that makes sense for a small player like ourselves.I will check out Cozy.

For a safe pair of hands with massive muscle to back them up you cannot compare Memphis invest with any other player.  

I think there are two great places to start, but go to your local REIA and introduce yourself, try to find out who the real players are and take note.

I think that's the conclusion I came to in actual the post, but I probably should have reworded the title.Either way, surrounding yourself with as many high integrity, high performance players is definitely the best way to succeed in real estate investing.
