What is your budget for marketing and what is your follow-up plan on that marketing?

I myself am somewhat of a numbers guy so ideally someone who has an eye for the modern day design choices (while keeping budget in mind).I just arrived to Columbus this evening so would love to meet folks this week while I'm here.

It has primarily been filled by traveling nurses.I fear that most traveling nurses will not have the budget to pay what your higher cost unit would require to cover its higher expenses.  

I have owned my property for about a year and have struggled to keep up with the budgeting and finances for my first property.

Get rid of debt, build a budget, and save.

It was at the max end of my budget, but it was tenant occupied.

I found it easiest to identify areas based on my budget and goals.

The construction costs I'm budgeting for dont even take into account the 8% I save on arch/design and structural fees or any savings I get from doing work myself since I have construction experience. 

As mentioned above take a hard look at capex and put a budget into your cash flow calc. 

That said, I've been doing some browsing of properties in other states that seem within my budget but given I'm inexperienced, I'm hesitant on that front as well.
