I would also be adding two tank less gas water heaters.One unit is about 1000 square feet, 1 bedroom.One unit is bigger with 3 bedrooms, large kitchen and a living room.My question is with the mini ducts, how are they able to keep bedrooms warm/cool with the doors closed?

Try to get creative so you don't have to risk it all and you also get to learn the business while you earn.

.- I have already taken out cabinets, vanities, toilets, carpet (from two bedrooms/ will replace with laminate wood / I WILL NOT DO CARPET IN MY RENTALS!!!!!!) 

Currently 4-bedroom units are going for $2500 to $2800 and 5-bedroom units are going for $2800 to $3100.

As all of you already know, and from what I am learning, creative investing is the absolute best way to get started in this field.
