@April Leclair it feels as if you are looking for approval for what you did.

The seller is giving us his architectural/civil eng. plans and the history of his zoning approvals which have since expired.

The tenant that thinks they can dictate the time, wants to reschedule all the time, wants to be there and approve repairs is a much worse option.

I don’t want him going back a 2nd time after waiting for approval for a $150.00 job.

@Tre Watson I assume a good amount of the rebuild (outer appearance such as style, color, roofing, setback, etc.) would have to be approved by the city and this would be step one. 

The city just recently approved a licensing law for STR, so there is a rush to buy properties, due to limitations on the number of licenses available in each neighborhood.

I am living in a guest house that was built on the property and there is an approved site for a main house.There is another section of my lot that is .5-.75 acres and sits between the major road and a section of my driveway that I would like to subdivide and build a duplex on, but I am not sure where to start to know if I'm even allowed to build there. 

Were you pre-approved before searching for houses?

We were sitting at the closing table on the 180th day with the city and state approvals being faxed in.
